"In affordable housing, we do try to minimize utility expenses because we’re working with slim margins," said Xiomara Pedraza with the Sisters of Charity. The project uses two distinct Solar arrays. One array sits behind the meter while the other operates in front of the meter as a community Solar project. To handle the risk, the mission group set up a separate non-profit subsidiary called Charity Solar to own the systems. Rob Crauderueff, CEO and founder of Crauderueff Solar, helped stack federal and state incentives to make the math work. A federal bonus tax credit provided a 20% bonus, bringing total tax credits to 50% through direct pay. New York's Solar grant program added incentives of $1.60 per watt for behind the meter and $2 per watt for affordable housing. Tenants are scheduled to receive their 10% savings directly on utility bills starting in August 2026.
