Check the Flatiron District real estate market. Ramp, a financial technology company that builds corporate card and expense software, just signed a massive new lease for another 175,000 square feet at 28-40 West 23rd Street in Manhattan. According to Commercial Observer, the long-term expansion comes right after a 153,300-square-foot addition signed in March.
Ramp now occupies 460,300 square feet across the entire sixth through 12th floors of the 12-story complex. Michael T. Cohen, a principal at the family-owned building owner Williams Equities, said Ramp's commitment reflects ongoing demand for trophy-quality prewar Midtown South assets. Asking rents for Class B office space in Midtown South averaged $80.85 per square foot in the third quarter of 2026, according to Colliers, a commercial real estate services firm.

This is Ramp's third office expansion at the complex since 2023, when they started with a 66,000-square-foot sublease with Microsoft. The 575,000-square-foot complex sits between Fifth Avenue and Avenue of the Americas and houses a Home Depot store alongside tenants like Estee Lauder brand Aramis. The building is now fully occupied following lobby upgrades and a new communal roof deck.
