Why the rate is the number that matters
If you touch property at all — buying, selling, broking, building — the mortgage rate sets what a buyer can afford, and therefore what a property is worth. A move of a single point changes a monthly payment by hundreds of dollars, and changes what people will pay.
It follows the 10-year Treasury yield rather than the Federal Reserve’s headline rate, which is why it sometimes moves in a direction the news does not seem to explain.
