Welltower reports $2.7B in Senior Housing acquisitions in third quarter

Welltower, the major real estate investment trust, closed on $2.7 billion in senior living deals.

The short version

  • The third quarter saw 43 properties added across Naples, Denver, and Los Angeles.
  • Revenue per occupied room jumped by 5.3% as occupancy rates grew.

Welltower, the major real estate investment trust, just closed on $2.7 billion in investments and acquisitions across 43 senior living properties in the third quarter. The Toledo, Ohio-based company completed deals in markets including Naples, Florida, Denver, San Jose, California, and Los Angeles, according to a financial disclosure reported by Senior Housing News.

The portfolio saw a 9.1% increase in same-store revenue year-over-year, led by 320 basis points of occupancy growth and a 5.3% increase in revenue per occupied room. Across 2026 so far, Welltower has closed or contracted $21 billion in investments, with $13.3 billion completed in the first three quarters.

Net operating income rose 15.8% over the last 12 months, driven by higher revenue from senior housing. Alongside the buying spree, Welltower shed 25 outpatient medical buildings and seven senior housing properties to generate $284 million. In another major disposition move, Brookdale, the senior living community operator, acquired 30 communities it previously leased from Welltower for $290 million.

Strong portfolio performance prompted leadership to raise annual guidance to a range of $3.31 to $3.37 per diluted share, up from the previous range of $3.11 to $3.19. Welltower stock traded at $240.61 per share, up 1.4% from the previous close. When a massive landlord is betting billions on where seniors live, it shows just how fast that demand is moving.
