Alexandria Real Estate Equities sells part of Boston Fenway megacampus building
Alexandria Real Estate Equities just signed a deal to sell 421 Park Dr. In Boston.

The short version
- The sale will bring in cash and cut construction spending by $136 million.
- The deal is expected to close later in the fourth quarter.
Alexandria Real Estate Equities, the real estate investment trust, just agreed to sell part of its Fenway megacampus in Boston. According to an earnings report covered by Connect CRE, the company entered into a purchase and sale agreement for 421 Park Dr., an office and lab building on the Alexandria Center for Life Science.
The disposition will generate significant sales proceeds and reduce future construction spend by approximately $136 million, with closing anticipated later in the fourth quarter. The sale comes right after MassChallenge, the tech incubator, announced it would move its global headquarters into 401 Park Dr. On the same campus.
Alexandria originally paid $1.5 billion to Samuels & Associates, the real estate developer, back in 2021 to acquire the block containing 401 Park, 421 Park, and 201 Brookline. Back in 2023, Alexandria sold a portion of 421 Park to Boston Children’s Hospital, the major pediatric medical center, for $173 million.

But Boston Children's Hospital paused its plans to move into the 268,000 square feet it bought due to budget constraints, according to the Boston Business Journal. When a massive life science campus starts shedding pieces and cutting future projects by $136 million, it shows how quickly developers are shifting cash out of ground-up lab space.
For local commercial landlords and builders, keeping a close eye on major Boston construction pipelines helps time the market before the next big property trade drops.
