Check the map of Miami. Billionaire Ken Griffin, the head of Citadel, just dropped $1.1 billion to buy a massive property portfolio in Wynwood from Moishe Mana, the prominent real estate developer. The historic deal covers blocks of warehouses and convention space, paving the way for Carnegie Mellon University, the elite research institution in Pennsylvania, to build a sprawling 35-acre Miami campus.
According to The Real Deal, the transaction is part of a staggering $3 billion total commitment from Griffin that also funds Pittsburgh operations. The new campus expects to draw more than 3,500 students, nearly 300 faculty members, and over 600 staff to the arts district.
Commercial real estate brokers across South Florida say the influx will supercharge demand for apartments, retail shops, and offices from Edgewater down to downtown Miami. The project follows a separate $10 million push backed by Griffin and Steve Ross, the head of Related Companies, to convince business leaders nationwide to relocate companies to Florida.

For anyone holding commercial or residential property in the area, the academic wave is about to rewrite neighborhood rents and property values. When universities move in with billions of dollars, the local coffee shops and landlords are the first to feel the shift.
