Welltower and Ventas pour $26 billion into buying senior housing properties
Welltower just put $21 billion into senior housing.

The short version
- Ventas added another $5.2 billion in acquisitions this year.
- Ten bidders now chase every top asset on the market.
- Building new luxury properties is finally making sense again.
Senior housing real estate investment trusts are racing toward a record finish in 2026. Welltower, a real estate investment trust that owns senior living communities, has completed or signed deals representing around $21 billion of investment activity this year so far. Ventas, another major real estate investment trust focused on healthcare properties, has notched more than $5.2 billion in acquisitions.
According to a new outlook report from Walker & Dunlop, a commercial real estate services and finance firm, improving operating conditions and very limited new supply are reshaping the deal landscape. Institutional-quality assets are often attracting at least 10 or more bidders.
Welltower bought 43 communities in the third quarter of 2026 at a discount to replacement costs of about 10% to 15%, according to Co-President and CIO Nikhil Chaudri. Welltower CEO Shankh Mitra noted this week that if the company is short on anything, it is sourcing enough opportunities to fulfill its growth targets.

Meanwhile, a development wave is forming around the construction of luxury properties, with operators such as Sunrise Senior Living, which builds and manages senior communities, eyeing a $7.5 billion development pipeline. Buying has long been a cheaper option than building, but the buy-build equation is shifting as high demand justifies more starts.
For the business owner watching commercial real estate, this massive consolidation means smaller local operators face fierce competition from deep-pocketed institutional buyers who can write billion-dollar checks without blinking.
