Criterion Group, a Queens real estate firm, filed plans for a 13-story building at 900 Wyckoff Avenue in Brooklyn.

The short version
- The project includes 321 apartments, with 85 permanently affordable units and ground-floor retail space.
- Rezoning applications take months and face public reviews before approval.
Criterion Group, a Queens real estate development and asset management firm, has submitted a rezoning application to build a 321-unit mixed-use property at 900 Wyckoff Avenue in Bushwick, Brooklyn. The application calls for a 13-story development spanning 261,000 square feet, with approximately 321 dwelling units, including 85 permanently affordable homes, according to Commercial Observer.
The project would also include roughly 19,200 square feet of commercial and retail space. The site on Wyckoff Avenue between Weirfield and Hancock streets is currently a vacant parking lot. Jaclyn Scarinci of law firm Akerman is listed as the primary applicant for the project.
Criterion Group wrote in its application that the development would further the citys housing plan objectives. Criterion Group acquired 900 Wyckoff Avenue in March of 2021 for $4.7 million, according to property records. The firm also acquired the adjacent 932 Wyckoff Avenue in March of 2021 for $4.7 million.

Rezoning applications must go through the citys public review process before any construction can begin. For property owners and residents in the neighborhood, large new developments often change local foot traffic and commercial rents.
