Isaac Toledano and BH Group are building over 10,000 units in Florida

Isaac Toledano launched BH Group with his wife, Liat, in 2009.

The short version

  • The firm now has more than 10,000 units planned and under construction.
  • Their projects include the massive SouthPlace City Center mall redevelopment in Cutler Bay.

Isaac Toledano, who jumped into South Florida real estate in 2000, is pushing forward with a massive pipeline of over 10,000 planned and under construction units through BH Group. According to The Real Deal, the firm he launched with his wife, Liat, in 2009 has built a heavy exposure to luxury condos and branded residences across South Florida.

Miami has become the epicenter of the asset class in the Western Hemisphere, ranking second in the world only to Dubai. Toledano is carefully picking sites and partnering with other developers to hedge his bets against growing competition. One of their biggest plays is SouthPlace City Center, where BH Group and Electra America are turning Cutler Bay's Southland Mall into a mixed-use project with nearly 5,000 residential units and a 150-key hotel.

In 2024, the partnership scored a $125 million pre-development loan from Tyko Capital for the site. That project is also caught in a legal dispute involving investor Yaakov Morad over a $13.5 million stake and subsequent capital calls. Meanwhile, BH Group and Mast Capital are planning a 35-unit Raffles-branded condo in Coconut Grove with units starting at $4,500,000.

BH Group has also teamed up with Related Group on projects like The Crosby at Miami Worldcenter and The Residences at Six Fisher Island, where sales have topped $800 million. Israeli billionaire Teddy Sagi is an investor in the Fisher Island project.

Last year, BH Group also paid $83 million for the Wake Biscayne Bay apartment complex in North Bay Village. The buyers keep coming, and Toledano is betting that the Florida growth story has plenty of room to run.
