Check your commercial holdings. Cushman & Wakefield, the giant real estate services firm, just arranged the $109.5 million sale of Tice’s Corner in Woodcliff Lake. According to ROI-NJ, the Apple-anchored shopping center changed hands after decades under the same legacy ownership.
David Adam Realty and Cushman & Wakefield announced the deal on Oct. 30. The sale ranks as one of New Jersey’s largest single-asset retail transactions of the past decade. Tice’s Corner sits at 441 Chestnut Ridge Road in one of Bergen County’s most affluent and supply-constrained markets.
The outdoor lifestyle destination features national brands including Pottery Barn, Anthropologie and Free People alongside Apple. Joanna R. Manfro, managing director of Northeast Retail for Cushman & Wakefield, represented the buyer, WS Development, in the fast-moving process. David Waldman, president of David Adam Realty, represented the seller, WS Tice’s Inc. The property sold without ever being broadly marketed to the public.
For property owners, the deal shows the massive premium that institutional investors continue to place on scarce, high-quality retail real estate with durable income. That is a heavy price tag for a slice of Bergen County.
