Check your statements if you watch real estate. Welltower, the country’s largest senior housing landlord, just reported its profits were up 24 percent per share year-over-year in a third-quarter earnings call on Tuesday morning, according to Commercial Observer. The Ohio-based real estate investment trust pulled in $3.7 billion in revenue between July and September, up 38 percent from $2.7 billion over the same period in 2025.
Shankh Mitra, the chief executive officer of Welltower, told investors that the firm avoids large mergers like the plague, opting instead for 196 smaller deals this year. Within the quarter alone, the firm acquired 43 senior housing properties for $2.7 billion. Nikhil Chaudhri, the co-president and chief investment officer of Welltower, pointed to roughly $8 billion of U.S. senior housing debt coming due in 2026.
"While some owners may recapitalize, most will sell as the impact of rising rates offsets improved industry fundamentals," Chaudhri said. "That is where Welltower comes in." At the same time, the company offloaded $2.1 billion worth of outpatient medical assets this year, including 25 properties this quarter.

Brookdale Senior Living, a large operator of senior housing communities, also bought 30 communities leased from Welltower for $290 million earlier this month. Net income hit $414.8 million for the quarter, up from $282 million a year ago. Mitra warned gathered investors that the current upward trajectory in senior housing should not be treated as a sure bet by passive investors.
"The world is becoming more complex, more interconnected, and more volatile by the day," Mitra said. For anyone watching commercial property, the biggest player in senior housing is finding plenty of sellers as debt comes due.
